The lease that I have signed states the following: Operating Expenses: is intended to mean, generally, the expenses, costs, fees, assessments, and disbursements (other than taxes) paid or incurred by Landlord in connection with the ownership, management, operation and maintenance to the Shopping Center. For purposes of this lease, these Operating Expenses shall mean: assessments billed to Landlord for the Building's proportionate share of maintenance of Shopping Center common areas, electricity and natural gas charges attributable to any common areas in the Building; property and liability insurance premiums; security systems servicing and maintenance; fire alarm monitoring charges; plumbing systems and maintenance; mechanical systems servicing and maintenance; water and sewer charges, general Building repair and maintenance (excluding structural components of the Building and replacements thereof); and any Building common area cleaning.
