A lis pendens is latin for lawsuit pending, which means you cannot file a lis pendens unless you have filed a lawsuit based on whatever you deem is a valid claim. Even with a lis pendens, it does not by itself stop anything. And if you file a lis pendens and put a cloud on title, you can be sued for whatever damages were incurred if no lawsuit had been filed or if the basis for the lawsuit for which the lis pendens was filed is not valid.
