What can we do in our landlord tenant situation? 1 Answers as of June 20, 2011We have been renting a house for over 3 years. The owner is now selling the house and gave us a 30 day notice. We found a new place and we`ll be moving soon. Can the owner put a new roof on the house and do other repairs inside and out while we are still living in the house paying full rent? They even put a lock box on the front door so that the workers can come and go as they please.

Owner is violating law. He has to give you 60 days notice of termination of tenancy. He also has to give you notice of entry to do repairs. Notice has to be at least 24 hours and only during normal working hours except for emergency. You can let him know his actions are breaching your covenant of quiet enjoyment, that you will not be paying rent during his breach, and that his 30 day notice is insufficient.
