What can we do if our Commercial lease LL wants us to move to a different unit? Posted on April 05, 2011

We own a small business in NJ and signed a 2 year lease on 11/2010. Our landlord now wants us to move to a different unit that has been vacant for months in the same building, but we do not want to as it would shut our business down for about a month, and would cost thousands moving our machinery. Even if he offers to pay expenses for the move, the unit is not equivalent and our business being down for a month would cause us to go out of business as we are in the manufacturing business. We have always been on time we payments, and are currently up to date. Does the LL have the right to make us move to the other unit, or evict, because he has found a prospective tenant for our current unit that would pay more?
