What can I do if my tenant is trying to break the terms of the lease? Posted on July 14, 2011

My tenant signed a lease that states TERM: 12 months. It has a clause that states 60 day termination notice. This came from an online lease form which was meant (I thought??) for landlord or tenant to give 60 day notice at the end of lease. Tenant is 4months into lease and trying to break using this clause. He states he didn't know it was for 12 months. All of the documentation I have, like request for credit history, clearly state it is a 12 month lease. Do I have any recourse?
