Is a signed rental agreement legally binding before the beginning date of the lease? Posted on June 27, 2011

I have a future tenant with a signed lease agreement to rent my house starting on July 1st 2011. He has given me a security deposit. Yesterday someone made an offer to buy my house and I want to take it. Do I need to let the tenant move into the house and turn the sale offer down? Am I liable to the future tenant for anything? The lease is on Standard form 410-T revised on 10/2009.
