Property left in an individual's name, at death, must go through probate (unless the property was jointly owned or has a beneficiary designation). In your friend's case, he will need to contact a probate attorney to probate the estate and, only then, can title to the property pass from the decedent to your friend. He will not be able to sell the house without clear title.
