Do I have to pay rent before negotiations are set for the buyout? 1 Answers as of August 17, 2011

I live in a rent-stabilized Manhattan, New York City apartment. I am negotiating a buyout from my landlord. I am also considering subletting. Will proceeding with my sublet proposal to the landlord improve my bargaining position for the buyout? Also, I was without a lease since January. After contacting the landlord about the possible sublet and starting negotiations for the buyout, I received my new lease and increase on July 24. The lease is effective as of August 1. How long do I have to sign it? Should I wait to sign (and pay the new August rent) while I continue my negotiations for a buyout, or should I pay the new August rent without signing the new lease until after negotiations?
