I am going to open my own retail store and I want to use a name that has already been trademarked. I want to localize the tradename by adding our city to the beginning of it (eg Des Moines Sports Center). Will I avoid legal issues if I do this?Free Case Evaluation by a Local Lawyer!

Any answer would be speculation and a guess, since the trademark holder can take action against you anytime they think you are infringing. If the name is made different enough that they do not contend you are infringing, then you will be ok. Your opinion and mine are not the important ones, theirs are.
